“I’m hot.”
“I’m peeling.”
“My caulk gave up.”
“I’m fading.”
“I haven’t been painted in nine years.”
“My shutters don’t even match anymore.”
“And my owner just bought a new outdoor couch.”
If your house could talk, it would probably have a few things to get off its chest. Here’s how to read the signs — and what to do about them.
“I’m Hot” — Heat Damage and Paint Failure
Florida heat is relentless. On south and west-facing walls, surface temperatures can reach 150°F or more in peak summer. This causes paint to expand and contract repeatedly — and over time, that movement creates micro-cracks that let moisture in and cause the paint film to fail.
“I’m Peeling” — Moisture Has Won a Round
Peeling paint almost always means moisture has gotten underneath the paint film. The source might be a caulk gap, a damaged soffit, or an area where the original paint didn’t adhere correctly. Look for paint lifting away from the surface in sheets, particularly around windows, doors, and rooflines.
“My Caulk Gave Up” — The Weak Point
Caulk is the seal between your paint and the gaps in your home’s exterior. Florida’s heat and UV exposure breaks caulk down faster than most climates. Cracked or missing caulk is an open invitation for water. Replace it before you paint — or paint over it and watch it fail within a season.
“I’m Fading” — UV Exposure at Work
Tampa Bay’s UV index is among the highest in the continental US. UV radiation breaks down the pigment and binders in exterior paint, causing color to fade and eventually chalk. Run your hand along the surface — if white powder comes off, the paint is breaking down.
“My Shutters Don’t Match” — Time for a Full Refresh
When shutters, trim, and siding have faded at different rates, the exterior looks mismatched and tired even if nothing is technically failing. A full exterior repaint — body, trim, shutters, and doors — brings everything back into harmony.
Frequently Asked Questions
Q: How do I know if it’s time to repaint my exterior?
Look for fading, peeling, chalking, caulk failure, or visible discoloration. If two or more of these signs are present, it’s time. A free estimate from Polson Painting will tell you exactly what your home needs.
Q: Can peeling exterior paint be fixed without a full repaint?
If peeling is isolated to a small area, spot repairs can be made. But if peeling is widespread, a full repaint is more cost-effective than repeated repairs.
Q: What causes shutters to fade faster than siding?
Shutters are often made of a different material than siding and can fade at a different rate. Direct sun exposure, material type, and original paint quality all affect how quickly shutters lose their color.
Q: Does Polson Painting replace caulk as part of the painting process?
Yes — caulk replacement is part of our standard prep process. We remove failing caulk, apply new paintable caulk, allow it to cure, then paint.
